A Genuine Review of MBA Construction Project Management at RICS-School of Built Environment


About

RICS School of Built Environment a Real Estate Industry focussed Institute only of its kind in India catering in providing MBA in Construction Project Management, Real Estate and Infrastructures Management. It was being created by Royal Institute of Chartered Surveyors, London and with association to Amity University, Noida for initiating professionalism in Indian Construction/Real Estate Industry and create demand for professionals, launched in 2013.
Very soon the institute gained popularity in India, and within three years it expanded towards Mumbai Campus and future plans for Bangalore Campuses also. Amity only provides Administration, Infrastructure, and MBA degree. RICS-SBE have their own Course Curriculum, Industry Experienced Faculties, Management, Placement Team etc. And students get a gateway to MRICS and FRICS through SRICS certification from RICS-SBE. The general governing and management council of institute is from RICS-South East Asia.
 

Marketing & Admissions

RICS-SBE Marketed itself as an Industry Oriented Institute providing various MBA courses, making students industry ready and the major promise of providing assured placement opportunities (generally marketed as a guarantee). There are several advertisements all over Facebook, News Papers etc. Various Webinars to brainstorm and attract students. In Initial two years’ even incentives were given to first two batch students for bringing admissions for next batches, the numbers grew and initial placement reports of first two batches made a huge admission success for the Institute.
Through Intensive marketing and continuously calling targeted students across the country, Institute keeps Admission slots starting from December till June-July or till their expected number of admissions are achieved, at an average two to three slots are kept every month for Admissions.
Students are required to sit for a general MAT based written test which is just a formality, then write a statement of purpose, followed by an interview by panels comprising of RICS-SBE Faculties and Management Staffs, generally they ask general civil questions and check if they can place a candidate after two years and select at the most 80-90% of applicants.
  • Initially first batch in 2013 was of 35 students for CPM (approx.)
  • Then in 2014 it was 80 student batch (approx.)
  • Third batch of 2015 was raised to 232 students,
  • Fourth batch of 2016 reported tremendous response of 450 students through placement reports of Second batch, and especially by mouth of word from present students and intense marketing.
  • Upcoming fifth batch of 2017 may rise to 600-800 for Noida, and maybe a 150-200 odd for Mumbai Campus.
Now the target seems not to produce quality students oriented to industry requirements, but to attain as much admissions as possible, institute in current scenario seems incapable of handling and producing quality post graduates and ofcourse better placement opportunities is a major incapability, anyone reading the post till last would agree.
 

Course Curriculum

All the subject at RICS-SBE are theoretical, all the teachings are done in class with negligible once a semester on site visits as practical’s, however there are dozens of self-application projects mandatory for students to be done in each subject that makes the students to learns all theoretical things by self-application.
Most of the faculties are out standing with high industry experience for various subjects, but the strength of students getting admitted is increasing so fast that only 1 good faculty in 3 can be approximated for each subject. It is fate of student to get a good faculty or a bad one.

Accounting for Built Environment 👍
A CBSE’s 11th and 12th Commerce subject introduced to MBA graduates for general understanding of accounting aspects.
Construction and Built Environment 👎
A subject just to review various Construction and Real Estate Industry Reports from agencies like KPMG, Mckinsey etc. Poorly taught and just a self-understanding curriculum.
Construction Economics 👍
A very well defined subject covering Management Economics from Construction Industry point of view, very well taught and highly useful in Project Management.
Construction Materials, Methods and Technology 1 & 2 👎
Most of the part is a revised version of what is being taught at different universities to civil engineering graduates, remaining part needs high order of explanation from faculties which is left to students for self-understanding.
Design Management and Pre-Construction Planning 👍
Another appropriate subject well defined and taught by good faculties for Pre- Construction and value engineering related objectives of construction projects.
Management Science for Built Environment 👎
A total theoretical subject, read books, understand self, don’t expect much from faculties.
Principles of Real Estate Development 👍
Subject very interesting to understand the gist of real estate industry, taught in appropriate practical example sharing way.
Services for Built Environment 1 & 2 👍
Highly informative subject, covers each and every aspect of Services. A very experienced faculty for lucky students, rest students in hands of self-learning concept.
Stakeholder Management for Built Environment Sector 👍
The subject gives in depth understanding to Stakeholder Management, However the subject is stretched too much in theories and histories. Taught by faculty with hands-on experience to subject.
Financial Management for Built Environment 👍
The subject gives knowledge of financial aspects in general as in any general MBA course.
Research Methods for Construction 👎
A subject derived from statistical courseware of general MBA’s customised for construction field, totally oriented for students wanting to pursue career in research which is very little. Mostly course is about learning big-big formulas and applying them on data sets.
Construction Cost Management 👍
A very well defined subject covering Quantity Estimation and Costing elements of Construction Industry, very well taught and highly useful in Project Management and Quantity Surveying.
Computer Applications in Construction Management 👎
Teaching only MS Excel and MS Project with un professional trainers resulted in self-learning conditions for students through online mediums.
Construction Project Planning and Control 👎
The 60-70% of course ware revises from civil engineering aspects and the rest 4-5 topics are new towards project management. The software part of subject to be covered is left to other subjects.
Marketing Management for Built Environment Sector 👎
A total theoretical subject, read books, understand self, don’t expect much from faculties apart from examples.
Building Information Modelling for Built Environment 👍
An innovative subject Aims to covering the new BIM technology in industry, covers all the aspects till 5D and hands on lab practicals for enhanced learning.

Very necessary subject for Construction Professionals, course is versatile includes international aspects too, taught by faculties having experience in handling such areas.
Practical Aspects of Project Management Software 👎
Teaching only Primavera by general faculties and no special trainers resulted in self-learning conditions for students through online mediums.
Quality, Health, Safety and Environment Management 👎
Such a subject should be practical oriented and what is offered is to read IS standards and theories.
Risk Management in Construction 👍
The subject is innovative, taught by experienced experience sharing faculty, the objectives are attained to equip students for risk management.
Strategic Management and Entrepreneurship for Built Environment 👎
General MBA teaching, less oriented to construction industry, mostly a bouncer for students even to understand the objectives of the subject, though the entrepreneurship part is better half of curriculum.
Sustainable Practices for Built Environment 👍
Highly informative subject, covers each and every aspect of bringing sustainability to projects. Practical experience share etc. A very experienced faculty for lucky students, rest students in hands of self-learning concept.
Advanced Concepts in Project Management 👎
A summation of all other subjects, totally not necessary, taught in worst possible manner.
Dispute Avoidance and Resolution Systems in Projects 👍
Very necessary subject for Construction Professionals, course is versatile includes international aspects too, taught by faculties having experience in handling such areas.
Ethics and Leadership for Built Environment 👎
Total waste of time, just to teach students what is right and wrong in general sense.
Human Resource Management for Built Environment 👍
In depth understanding of each and every aspect of HR, though theoretical but once understood students can link things easily in their professional career.
Laws and Regulations in Built Environment 👍
Fully Theoretical, less linked to Construction Industry more into Company Laws and Case Studies.
Lean Practices in Construction Projects 👎
Purely theoretical subject defining various lean principles, students have to read on their own, the subject is very good, informative and applicable directly to industry, but lacks good experienced faculty having hands-on experience in Lean and practical teachings.
Procurement and Supply Chain Management 👍
A very important learning required for construction projects, taught in theoretical ways with certain practical conditions, though helpful in professional life.
Professional Writing for Built Environment 👎
The subject aims to prepare DPR’s, Feasibility Reports etc. everything is done in a haphazard way, resulting in no or little applicability.
Field Applications of Project Management 👎
Highest weighted subject aimed to work towards improvement in Construction Project through application of 2 years of learnings by students, though 70-80% students are doing copy paste and just theoretical ways of fulfilling minimum requirements.
Summer Internship 👍
For batch three (2015-17) Most of the students got internships as per CGPA’s till semester 2 or general interviews by some organisations, overall good organisations participated; but the projects and internship exposure was solely dependent on Organisations, The BD Team discussing roles with organisation only forced students irrespective of interest of student in a specific field of construction industry and project student would be allotted to get knowledge on. The target of BD team was to complete the number of students selected in any organisation that’s it. Generally, only 10-20% of the students got paid some amount in internships.
 

General Issues

  • There is no forum for students to raise their issues anonymously.
  • Any student who raises issues in front of management or on social media is immediately curbed and he has to face the consequences till his entire course duration.
  • Management forces various activities on students irrespective of their will and need, and the activities are of worst level, special classes are allotted to such activities which is just waste of time.
  • The course and working on the academic sides are to be audited by RICS London body, however for reviewing by the RICS, London team the reviews are taken only by the students who would speak in favour to get the things approved.
  • The general class and schedule management of institutions working is totally unappropriated, students have to waste time and energy to follow the improperly scheduled classes.

Continuous Evaluation

  • There are rules made for continuous evaluation for every project, assignment, quiz etc. but out of 40-45 subjects not more than 5-10 subject in charges followed such schemes; and marks given at the end of semester seems unjustifiable for those who actually had applied some efforts.
  • Most of the faculties gave marks not on the basis of performance in tests or projects but on the basis of semester first results and on the basis of buttering thing. And this went on for the remaining semesters.
  • Some subjects are taught by different teachers, and they have different mind-set for evaluating students, in such cases the deserving and performing students are left to remorse on what they get on their performance at the end of semester.
  • Different faculties evaluating for same subject have different benchmarks for awarding of marks, However Amity marking system is relative and hard work of students under faculty having strict marking schemes is wasted when compared to marks awarded by other faculties.

Examination

  • Institute teaches 100% with a broad scope towards theory/practical application/projects etc. what they ask in examination is mostly theoretical questions, and that too obvious ones.
  • Some of the incompetent faculties give certain important questions before exams that can be found directly into exam papers.
  • It can be seen to a large ratio that those who can memorise a lot of things can mug up slides and can write as it is in exams, rather at MBA level their should be nothing from slides, but the application of whatever taught through slides.
  • There is at least a 10% set of students cheating in exams through cheats, mobiles etc.; institution being already informed on this has taken negligible steps towards improving their ETHICS.
  • It is generally assumed that examination copies are checked anonymously, However there are enough hints by faculties that student names are not removed from exam copies, creating scene of biased checking.

Amity Things

Amity being the degree and infrastructure provider, the base university guidelines apply to RICS-SBE too, as below.
Attendance
Strict 75% attendance rule for getting eligible for sitting in exams. However certain students having genuine medical reasons should be omitted.
Behavioural Aspects of Built Environment 1, 2 & 3 👎
This is the subject mandatory by University for every course, which is nothing but what a student already knows with certain fancy terms, mostly not applicable for professional life.
Business Communication for Built Environment 1, 2 & 3 👎
This is the subject mandatory by University for every course, the general communication and English already known by most of the students from studies in school and during engineering.
Foreign Language 👎
This is the subject mandatory by University for every course, students have to choose from set of 3-4 options of foreign languages, which are taught to very basic level that too by mostly worst faculties.

Main Attraction - the Placement

Past Records Overview

The reports shown on website for first and second batch can be taken 80% correct, and the reason for this can be small batch size only. However, the report of third batch’s placement available on institutes webpage can be judged by reading the post further.

Pre Activities

The activities for preparing for placements can be summed up as:
  • Site visits, once a semester that is the industry exposure.
  • Industry professionals giving guest lectures, and their frequency increasing near to placements, most items discussed in guest lectures are already known to students.
  • Personality Development session by external tutor, 50% new things rest already known things, as well as whatever taught is highly un-utilised in Interviews of construction companies.
  • Mock GD, ok to have but what company looks upon in real GD is never known, sometimes a person who never speaks in GD gets selected.
  • Mock Interview, highly technical(civil) only, totally inappropriate for real company interviews.
  • Practice Tests, mostly home based and have ratio for marks in ranking of students for placements so full cheating is being done, as well as it doesn’t seem required preparing for interviews.
     

Eligibility

  • For batch of 2015 i.e. third batch the general eligibility was kept as 6 CGPA, summing up to approx. of 190 students out of 232 under School of Construction.
  • And once the Institute felt themselves incapable for placing all students they kept another criterion of not including students having 6 CGPA or higher with a backlog.
  • However, in certain organisations Institute made to seat some students having CGPA less than 6.0, the general perspective should be no matter what condition arises from company side the Institute shall have a single rule for everyone.
  • The calculation of placement score based on engineering score is also not moderated as in certain universities the CGPA is calculated from last two semesters for some it is average of all semesters, as such students get inappropriately calculated scores.

Experience is an additional criterion in shortlisting for different companies.
Once the Business Development Team confirms with company about salary, role, location etc. The Posting is done on separate placement portal and students are informed through email and WhatsApp.
Students interested can apply on portal, once deadline to apply is over, all interested candidates are arranged and as per ranking of placement scores the data is sent to organisation, Organisation shortlists and calls students for interview in college or their offices.
Either the results are declared immediate after interview or in a week or month, or never.

The Downfall of third i.e. 2015 batch placements

  • Major portion (Approx. 50% plus) of Domestic companies from the list above offered 3-4 lpa.
  • Approx. 20% Domestic companies from the list above offered 4-5 lpa.
  • Approx. 10% Domestic companies from the list above offered 5-6 lpa.
  • Approx. 10% International companies from the list above offered 4000-5000 AED.
  • Approx. 10% International companies from the list above offered 5000 plus AED.
 

Major Placement Issues

  • IMP: Students get only 5 chances for attending any interview of their choice, However the BD team shows vacancy of company atleast just double of actual requirement, as such students get trapped in consuming their chances. These rule was applicable in entire duration of placement, but when situations worsened it was forgotten kind of, but this rule made huge effect on decisions of students from the beginning of process in selecting companies.
  • Some companies after selecting students either refused to take students, or reduced their package agreed upon.
  • As said above Most of the companies offered low packages, students couldn’t apply for such companies, Students were forced to apply for such companies or remain unplaced in the placement process.
  • Most of the experienced people (70-80% plus) had higher salaries two years ago to what has been offered by companies now in placement process.
  • Nothing promised by Marketing team during and before admissions is being provided with respect to package.
  • For first two batches placement processes were mostly completed by December of the year i.e. by third semester. However, for third batch placement process started by 12th December 2016 and is still incomplete, either most students took whatever was offered i.e. less package, uninterested role, low state company; or students searched jobs on their own.
  • The placement update report given on Institute website somehow doesn’t match with what has been discussed above, and it can be assuredly said by students that whatever discussed above is all what they saw during their 2 years and the placement process.
  • The placement update report given on Institute website also lists the reasons for such a reduced trend being caused by Demonetisation, RERA, GST, curbing of black money etc. etc. Up to a certain extend the same can be true, but Students have seen other institutes placing students with same profile in same companies with higher packages, as well as many major and better companies selected students from other institutes, but Business Development team of institute couldn’t bring them.
  • The Business Development team at Institute which interacts to organisation majorly lacks any member from construction background, as such they are incompetent to interact in better manner for student’s interests etc. and this incompetency resulted in some roles being given of BD/Sales.
  • For sake of placing students, it seems that the organisations were requested to take more students than required and their offers were accepted at reduced packages, simply if you are taking 3 students at 6lpa, take 6 students at 3lpa.
  • Some of students (approx. 10-20) were placed through reference of experienced student, not with efforts from institution as marketed.
  • The overall average package calculated in Placement report of institute can never be understood and justified with the facts seen by students and discussed above.
  • The BD team also blames student’s incompetent for not getting good packages in good organisations, the reason viable for this could be at times the BD team might have forced organisations to take students irrespective of their will, by so much requests organisations can interview students and irrespective of actual things the organisations who don’t have requirement would definitely say students are not good.
  • FACT: It was seen that Some of the toppers were placed on recommendation in organisation to save the name of Institution.
  • The threat kind of thing Institutions Placement team offered to students while facing their own incompetency was showing of disclaimers being put up on website instantly when they felt they are incompetent. However, the disclaimers as per website history are as below:

Overall Value and Opting for NICMAR

As in India Only two institutions provide Core Construction Industry related Post Graduate programmes, other institutions offering Infrastructure curriculums,
Students now majorly chooses between RICSSBE and NICMAR, the current batch’s scenario for RICS has already been discussed above, as author belongs to above discussed institute, it would not be appropriate to comment on things at NICMAR, the readers can decide on their own inferences about both the institutions,
However just to take a good academic knowledge and an MBA degree from AMITY and SRICS certification as a gateway to MRICS and FRICS titles, one can surely join RICS School of Built Environment. And as far as placements are considered people guarantee you placement during marketing and admissions with condition to just perform in better CGPA’s, But as a matter of fact the institute doesn’t have any say in organisations selection process for the EQUITY about students with reference to CGPA’s, skills, experience or so, Major ratio of high percent and experienced students are left unsatisfied with the placement scenario; so your performance or experience is never a guarantee for good placement from RICS-SBE.


Overall The objective of institute to bring professionalism in Indian Construction Industry can only be achieved through producing quality professionals in appropriate numbers by proper admission criteria’s and proper alignment of academics as well as Business development team to the need of Construction Sector not general management scenario. And ofcourse by delivering whatever promised, no matter what/how the scenario changes, as industry works on commitments not disclaimers.

  1. Very true. Some of the subjects and faculties here are amazing but the course is disturbed by the RICS India intrusion, be it in form of BD team or Business model based expansion.

    This is a proper MBA course very different from what NICMAR offers. The industry hasn't matured in India to utilize the talent trained at RICS SBE.

    These people must change their BD Team and give all the eligible students a chance to secure good jobs to support their expansion in this country.

    Funny thing is they have also promised placements abroad. But these people couldn't bring any company from countries where RICS has a stronghold as an international brand. If the conditions are bad in India they should be able to place students abroad.

It has received accolades from all the corners of the country. But many of them feel depressed by the amount of information regarding the placements section. This information available about the placements is very less and they are expecting you to mention about some companies which betrayed students.

  6. It's a very sad moment that RICS which has more than century track record has to face humiliation because of some of the money minded people.
    Many students have joined RICS SBE thinking that RICS and RICS SBE are one and the same.

    If they have reallt opened the school for development of construction sector in the country, why do you increase the tuition fee every year, what is the motive behind it?
    To achieve the break even as early as possible?

    1. As far as author's understanding The institute is incapable for placements and they know it, and as of date they have nothing to offer for remaining students(and they offered mostly nothing to others also)
      author also feels some manipulations happens in results...As such most of the students are below 6 cgpa in final results...And the transparency is so great that you cant even recheck or see your exam copies back(amity rules).

  8. It is a very good blog. I am one such student who was SELECTED in NICMAR but instead chose to go with RICS SBE. It is a great course, definitely one of the best course in India. But what is the point of getting the education which the companies aren't ready to utilize.

    I also feel cheated by the placement team. Their cons;

    - Couldn't deliver even half of their promises.

    - Not enough chance given to many bright students.

    - Cant attract good company despite of talented students.

    - Keeps pressurizing students.

    - Not good assessment of student capabilities.

    They have to take some decision fast or they will damage the RICS brand name around the world.

  10. One of the prestigious companies from Gulf (Dubai) required more number of female students than the male students.
    Then the School has allowed the female students with less than 6 CGPA and made sure that most number of female students get selected.

    The organization requirement of female students doesn't mean you can send anyone to that company. If these students doesn't perform well, it's a setback to them, it's a setback to SBE and it's a huge setback for alumni who want to get into that organization at some point of time in the future.
    There were bunch of extra ordinary students who were unplaced at that time.
    Rule is rule.
    Whether it's Queen Elizabeth or Students.

  11. Its sad how this people keep changing rules as per their convenience.

    First there was 5 chance per student rule then it was let go.

    If all the students had applied earlier without the fear of missing out good opportunities the names of selected students would be very different.

    Some of them were selected because other deserving candidates waited for better opportunity. We didnt know they arent capable of bringing better opportunities.

    They have let go of backlog rule, of below 6 rule at occasions to get their percentage correct.

    Same with some of the last arriving companies which were called here for mass recruiting. To show better placement statistics.

    There is a bigger question that how many of them will be able to retain job after 1 year.

      There are many students who got selected into a company in chennai. They were offered some 4 lakhs package before the interview, but when the selected students went to the office, there was no office, it was a residential building and climax is that they were offered 15000 per month. Spent 15 lakhs for MBA and getting 15000 per month. After negotiation, they are now offering 18500 per month. There was mass departure. The students got into that company are experienced and most eligible, they are idle now.

    The number of outgoing students of 2015 who attended the Farewell is very less which we can count on the finger tips. This shows how unsatisfied and frustrated they are with their placements.
    Most of the Management institutes including NICMAR has been surviving and excelling with the assistance of the Alumni!
    I'm not sure how far this School would go.
    What we can call is debacle like Tech bubble.

    2. People may try to opt for Mumbai campus, as it is their initial days, and the number of intake is less, they might attract some good opportunities. It is also believed that they are decreasing number of intakes at Noida campus too, so that they can serve as per their capacity.

  23. Currently I am pursuing MBA in CPM in Mumbai, even some of the students facing the same problem. As we got the results three days ago we found that we are biased. There is no such transference in evaluation. Some people are failed, some of them are not eligible. We don't know what is going on in the university. some of are lost hope and regretting that we took admission here.

  31. An excellent article depicting the exact ground realities! But, who said there are "ONLY 2" institutes to choose from in India in core construction industry related programs. You have simply chosen to miss out the best institutes in PM education in India; Building Engineering Management Dept. At School of Planning and Architecture, Delhi and Construction Management Dept. of IIT, Delhi and Madras. BEM Dept. at SPA "was the first to start project mgmt. education in India in 1979". Indian PM industry is headed by BEM graduates in lead/key roles through market leader companies like: Space Matrix, JLL, Colliers, Mace, Volicon, Forum projects, Cushman, WSP, Nelson, Synergy etc. to name just a few. Coming to placements: This year we have mostly completed our Placement season in third semester itself, with packages ranging from 5.5 (Min) to 13 (Max) lpa. Coming to the cost, SPA charges 1 lakhs for the entire course and pays a stipend of 2 lakh, 72 th in form of Gate stipend (everyone gets is as You can not get into BEM without say, under 40 GATE rank, safe side) So, technically you are EARNING to study here!
